ADU Before & After in Orange County, CA

Photos tell the truth faster than any brochure. Before a project starts, we walk the lot, measure the setbacks, and mark exactly where the new structure will sit. After we’re done, the same view shows a finished home that belongs there. The transformations below are representative of the ADU, home addition, and room addition work Sutton ADU Orange County has completed across Orange County since 2006, under the Threshold Standard: a written price before work begins and a 365-Day Done Right Promise after it ends.

Detached Backyard ADU in a Standard Irvine Lot

Detached ADU, Irvine: site before excavation and finished structure after completion. Photo placeholder ready for project imagery.

The problem: a 6,200 square foot lot in Irvine with an underused side yard that only held a narrow strip of grass and a storage shed. We demoed the shed, worked around a mature lemon tree the homeowner wanted to keep, and designed a 749 square foot one-bedroom ADU with a small covered porch facing the main house. The result is a rentable unit with its own entrance off the side gate, finished with James Hardie siding that matches the main home’s stucco color palette. Total build time ran about seven months, including plan check with the city.

Garage Conversion ADU in Fullerton

Garage conversion ADU, Fullerton: original two-car garage and finished studio unit. Photo placeholder ready for project imagery.

The problem: a two-car garage in Fullerton that had become a de facto storage unit, with a cracked slab and an old panel that couldn’t support a living space. We poured a new slab section, upgraded the electrical service, and converted the footprint into a 480 square foot studio with a full kitchen and a stacked washer-dryer. The result is a unit that rents steadily and no longer drags down the property’s curb appeal. Since the conversion stayed within the original garage footprint, the project moved through the city faster than a ground-up build would have.

Prefab ADU: Boxabl Unit Placed in Anaheim

Boxabl prefab ADU, Anaheim: empty backyard pad before placement and finished unit after site work. Photo placeholder ready for project imagery.

The problem: a narrow Anaheim backyard with limited crane access and a homeowner who wanted occupancy within the same calendar year. We handled the site work, foundation, and utility trenching while the Boxabl unit was factory-built, then coordinated the placement and finish trades. The result is a 400 square foot one-bedroom unit that was move-in ready weeks after the module arrived on site. Prefab isn’t right for every lot, but when access and soil conditions allow, it compresses the schedule significantly.

Primary Home Addition: Second Story Master Suite in Orange

Professional construction workers installing an ADU wall frame on a foundation
Second story addition, Orange: original single-story roofline and finished two-story elevation. Photo placeholder ready for project imagery.

The problem: a 1950s single-story home in Orange where the owners had outgrown the original two-bedroom layout but didn’t want to move. We framed a 620 square foot second-story addition over the existing footprint, which meant reinforcing the first-floor walls and adding a new stair core. The result is a master suite with a walk-in closet and a bathroom that overlooks the backyard, plus a roofline that looks original to the house. This was a room addition in the legal sense, but functionally it changed how the family lives in the home.

Tuff Shed Conversion to Office ADU in Huntington Beach

Tuff Shed conversion, Huntington Beach: raw shed shell and finished insulated office ADU. Photo placeholder ready for project imagery.

The problem: a Huntington Beach homeowner with a 10×16 Tuff Shed shell that was never permitted for habitation and had no insulation, power, or plumbing. We pulled the permit to convert it into a legal accessory structure, insulated the walls and roof, ran a subpanel from the main service, and added a mini-split and a compact bathroom. The result is a quiet office and guest room that added usable square footage without a full ground-up build. Coastal moisture was a real factor here; we used James Hardie trim and a vapor barrier suited to the salt air.

Detached ADU on a Sloped Lot in Yorba Linda

Two professional contractors installing door trim on a modern white ADU
Sloped-lot ADU, Yorba Linda: raw hillside before grading and finished two-story ADU after. Photo placeholder ready for project imagery.

The problem: a Yorba Linda lot with a significant grade change that most contractors wanted to avoid quoting because the foundation work would be substantial. We designed a two-story ADU with the garage and entry on the uphill side and the living space stepping down the slope, which meant less grading and a smaller retaining wall than a single-level build would have required. The result is an 800 square foot two-bedroom unit with a deck that captures the canyon view. Sloped lots in Yorba Linda and the surrounding hills add real foundation cost, but the right design can turn the grade into an asset instead of a liability.
